RENTAL MANAGEMENT POLICY
Thank you for inquiring about our Rental Property Management program. If you agree to list your property in our rental program, the following policies would apply.
We charge 15% of the rents for Seasonal Rentals and 12% for Annual Rentals, and there are no other charges from Charter Real Estate to you. This covers advertising, finding the tenants, collecting rents & tourist taxes when applicable, and overseeing any repairs or problems the tenants might have.
Seasonal Rentals: The owners of seasonal rentals are responsible for fully furnishing the property, including small appliances, utensils, and linens. This is called turnkey furnished.
The owner supplies electricity up to $100/month, water and sewer, local phone service and cable TV. Premium channels may be added by the tenant, at the tenants expense, by the tenant contacting Comcast Cable.
The Florida Department of Revenue charges a $5 registration fee for Seasonal Rentals only, and this is a one time fee which we will forward on to you.
Owners are responsible for repairs and maintenance of Seasonal Rental property unless the item is owned by the Tenant. Said property must be in clean condition before occupancy and kept in working condition at all times. Tenants will be responsible for departure cleaning contracted by Charter Real Estate.
Owner of a Seasonal Property agrees that $300.00 will be withheld from the first rental for the sole purpose of an Operating Escrow account to be used for needed repairs, cleaning, and maintenance that the Rental Department deems necessary. Owner shall reimburse account when billed, or money may be deducted from rent being processed.
Annual Rentals: If you are considering an annual rental, the property should be normally unfurnished, and tenants will pay all utilities except those covered by your association fees.
Rental property must be in clean condition before occupancy and kept in working condition at all times according to the terms of the lease. The tenant will be responsible for keeping the property , and leaving the property in the condition it was at occupancy.
Tenants will be responsible for setting up and paying deposits for needed utility services. Before occupancy Tenants will be required to pay: 1. One month security deposit. 2. Last months rent. 3. First months rent. 4. Association application fee (IF applicable). 5. Pet deposit (If applicable). 6. Rental Application Fee of $50.
If deemed necessary, we will do a credit and background check.
I will be happy to send you a management agreement to revue and sign. Please fill in all information not already entered and correct any information as needed..
Return the signed agreement by fax, email or mail. Please arrange to supply me with a set of keys, including all doors, garage door openers, mail box, pool and clubhouse if applicable. Also, any gate, garage and alarm codes will be needed.
Upon receipt of the signed contract and keys, I will take pictures of your property for our internet site. These pictures are also kept on my office computer and can be forwarded to any prospective Tenant by email or mail.
